Key terms
Loan to value (LTV)
The loan as a percentage of the property's value. A £300,000 loan on a £500,000 property is 60% LTV.
Retained interest
Interest for the whole term is worked out at the start and held back from the loan, so there are no monthly payments.
Rolled-up interest
Interest is added to the loan each month and paid in full at the end, when the property is sold or refinanced.
Serviced interest
You pay the interest every month, and repay the loan itself at the end of the term.
Gross and net loan
The gross loan is the total borrowed. The net loan is what you actually receive after any retained interest.
Maximum loan
The most we could lend against the property, based on its value and our maximum LTV for that type of property. Final figures depend on valuation and underwriting.
