How do I apply?

Complete our short online enquiry. It takes about two minutes. A member of our team will then call you to talk it through.

Does an enquiry affect my credit score?

No. Sending an enquiry does not involve a credit search. We will always ask before any checks are made.

Who can borrow?

Limited companies, SPVs, LLPs, partnerships, trusts and individuals, borrowing against property in England & Wales. Loans to individuals or trustees secured on residential property may be regulated, so we assess these before proceeding.

Can I borrow through a limited company or SPV?

Yes. We lend to limited companies, LLPs and special purpose vehicles, usually with personal guarantees.

What information will I need to provide?

Usually photo ID and proof of address, details of the property, how you plan to repay the loan, and company details if you are borrowing through a company. We may ask for further documents as part of underwriting.

Can my broker submit the case for me?

Yes. Brokers and introducers can submit cases online on our intermediaries page, email concierge@gulfbridging.com or use the live chat.

Bridging loans

What is a bridging loan?

A short-term loan secured on property, usually for up to 24 months. It is used when you need funds quickly and is repaid by selling or refinancing.

How much can I borrow?

From £100,000 to £5,000,000, up to 75% of the property value for residential property and up to 70% for commercial and semi-commercial property, subject to property type and underwriting.

How long can I borrow for?

Terms run from 3 to 24 months.

What is an exit strategy?

It is how the loan will be repaid at the end of the term, usually by selling a property or moving to a longer-term mortgage. We look at this closely.

How quickly can funds be released?

Typical completion is 5–10 working days, subject to valuation, legal work, satisfactory due diligence and receipt of all required information. Urgent completion? In exceptional cases, Gulf Bridging can target completion within 72 hours, subject to legals, valuation and satisfactory due diligence.

What is the difference between a decision in principle and a formal offer?

Any Decision in Principle, indicative terms, illustration or other preliminary communication does not constitute a binding commitment to lend unless expressly stated otherwise. A formal finance offer is issued after underwriting, valuation and legal due diligence, and may be subject to conditions which must be satisfied before funds can be released.

Do I need a valuation?

Yes. A valuation is part of our underwriting. Any valuation commissioned by Gulf Bridging is obtained primarily for lending and security purposes and should not be treated as a structural survey, so you may wish to obtain your own independent advice.

What is the difference between light and heavy refurbishment?

Light refurbishment usually means cosmetic or non-structural work, such as a new kitchen, bathroom or redecoration. Heavy refurbishment involves structural work and may need planning permission or building regulations approval. Tell us about the works planned and we will look at the case.

What happens if my exit is delayed?

Bridging finance is short-term finance. Failure to repay a bridging loan by the contractual repayment date may result in additional interest, default charges and enforcement action. If you think your exit may be delayed, contact us as early as possible.

Costs

What fees are involved?

Fees depend on the loan and may include arrangement, valuation and legal fees. They are always set out in your indicative terms before you proceed. The actual rate, fees and terms offered will depend upon the circumstances of the application, property, security, borrower and Gulf Bridging's underwriting assessment. Additional costs may apply, including valuation fees, legal fees and other transaction costs.

How is interest paid?

There are three options. Retained: interest for the term is held back from the loan, so there are no monthly payments. Rolled up: interest is added to the loan each month and paid at the end. Serviced: you pay the interest each month and repay the loan at the end.

Are the calculator figures an offer?

No. They are indicative figures only and do not constitute an offer of finance. Actual pricing, LTV and terms will depend on the property, borrower circumstances, valuation, exit strategy and full underwriting.

Regulation and complaints

Is Gulf Bridging regulated by the FCA?

Gulf Bridging Group Ltd is not currently authorised or regulated by the Financial Conduct Authority and does not currently offer regulated mortgage contracts. Whether a particular transaction is regulated depends on the borrower, property, purpose of the borrowing and circumstances of the transaction. See Regulatory status and risk warnings.

Can I use the Financial Ombudsman Service?

Where a product or activity is unregulated, customers should not assume that the protections available in relation to FCA-regulated financial services apply. In particular, access to the Financial Ombudsman Service or Financial Services Compensation Scheme may not be available in relation to an unregulated loan or activity.
